San Tan Valley sits south of Queen Creek and north of Florence, against the San Tan Mountains. For years people described it as the unincorporated part of Pinal County south of Queen Creek. That description is out of date.

Residents voted to incorporate on August 5, 2025. Pinal County approved the incorporation on September 17, 2025, and the new Town of San Tan Valley took over services that the county used to run on July 1, 2026. It is Arizona's 92nd municipality and, with more than 100,000 residents, the largest community ever to incorporate in the state. Town hall is at the San Tan Valley County Complex on Schnepf Road, and town services are still being built out. When you buy here, ask who currently provides the service at that address today, not who provided it two years ago.

Most of San Tan Valley is master-planned subdivisions built from the late 1990s through today, plus acre and half-acre ranchette pockets on the edges. That mix is the whole decision. Two homes five minutes apart can be very different purchases: one in an HOA with a community pool and a school in the subdivision, the next on a well and septic with horse privileges and no HOA at all.

The question that decides the search

When buyers sit down with me, I ask for the one thing the house has to do for them. In San Tan Valley that answer usually sorts the neighborhoods faster than price does:

  • Golf, pools, and a lot of organized activity inside the neighborhood: Johnson Ranch, and its 55-plus enclave Solera.
  • Resort-level amenities and a private club, with a budget to match: Encanterra.
  • A school and a park inside the subdivision so most days stay close to home: Pecan Creek, Copper Basin, Ironwood Crossing, Circle Cross Ranch, San Tan Heights.
  • More house and more lot for the money, accepting a longer drive to the 202: Skyline Ranch, Rancho Bella Vista, and the southern Hunt Highway corridor.
  • No HOA, room for trailers, shops, and animals: the ranchette pockets off the main subdivisions. These are found street by street, not as named communities, and they need a different kind of diligence on wells, septic, flood plain, and road maintenance.

If you are selling here, the same sorting matters in reverse. Your buyer is comparing you to new construction a mile away with builder incentives. Pricing and condition need to answer that comparison directly, with numbers in front of the buyer, not adjectives.

Freeway accessLoop 202 via Ironwood and via State Route 24. This is the pressure point of the area. Drives are reasonable off-peak and slow at school and commute hours on Ironwood and Hunt Highway.
SchoolsTwo districts. J.O. Combs Unified serves the northern part (Combs High School, Combs Middle School, Harmon, Ellsworth, Ranch and Simonton elementary schools). Florence Unified serves most of the rest (Poston Butte High School, San Tan Foothills High School, Walker Butte and San Tan Mountain middle schools, and elementary schools inside Copper Basin, Circle Cross Ranch, San Tan Heights, Skyline Ranch, and others). Charter options include American Leadership Academy and Legacy Traditional campuses in the valley.
Hospitals and careBanner Ironwood Medical Center on Combs Road, plus urgent care clinics on Ironwood and in Queen Creek. Florence Hospital serves the south end.
Outdoor anchorSan Tan Mountain Regional Park, more than 10,000 acres of trails on the west side. This is the amenity that does not show up in a listing photo and matters on a Saturday.
Library and town servicesSan Tan Valley Library on Schnepf Road (opened 2021), now part of the new town's service build-out.

Tradeoffs nobody puts in the listing

  • Commute. Price per square foot drops as you go south and east for a reason. Drive your actual commute at your actual time before you fall for a floor plan.
  • Water provider. Parts of San Tan Valley are served by private regulated water companies that have had rate and service cases in front of the Arizona Corporation Commission in recent years. Get the provider name for the address and read a recent bill if the seller will share one.
  • Special districts and assessments. Some subdivisions carry community facilities district or similar assessments on top of county taxes. They can add real money per year and they do not always stand out in a listing summary. Pull the tax record for the parcel.
  • Flood plain and washes. Desert washes run through and behind a lot of neighborhoods here. A lot that backs to a wash can be private and quiet, or it can carry flood insurance and drainage questions. Check the FEMA map and the seller disclosure, not the view.
  • New construction competition. Builders are active in and around the valley now. A resale home competes with rate buydowns and closing cost incentives down the street. That affects buyers (negotiating room) and sellers (what you need to match).

Your competition is not only the house two doors down. It is the builder model with an incentive sheet. We will price against both, look at what actually closed in your subdivision in the last 90 days, and decide what to fix and what to leave alone based on return, not opinion.

Straight Answers About San Tan Valley

What's the difference between Pecan Creek and Johnson Ranch?

Both are great communities, but they have a different feel. Pecan Creek tends to attract buyers looking for a quieter, more established neighborhood. Johnson Ranch has more amenities — a golf course, multiple pools, and a stronger HOA presence. The right one depends on what you actually want in a neighborhood, and I've helped buyers choose between them enough times to walk you through it clearly.

Is San Tan Valley a good place to buy right now?

In my opinion, yes — but it depends on what you're looking for. San Tan Valley still offers more space for the money than most parts of the Phoenix metro. Inventory moves, and there are still deals if you know where to look. I won't oversell it — there are some areas I'd steer you away from and others I'd point you toward.
