Florence is the Pinal County seat, southeast of San Tan Valley on State Route 79, and it is really three different real estate markets sharing a name.
The first is historic Florence: the original town along Main Street, with adobe and territorial-era buildings, the 1891 Pinal County Courthouse, McFarland State Historic Park, and homes that range from historic properties to small established subdivisions and manufactured housing.
The second is Anthem at Merrill Ranch on the north side of town along Hunt Highway: a large master plan split between an all-ages section (Parkside) and a 55-plus section (Sun City Anthem), built around the Poston Butte Golf Club, a large community park, and Florence Hospital at its northeast edge.
The third is the growth corridor between them and west toward San Tan Valley, where builders are actively selling new homes now — Magma Ranch, Magic Ranch, and a string of newer subdivisions along Arizona Farms Road and Hunt Highway. This is where a Florence buyer today is most likely to end up comparing a new build against a resale at Merrill Ranch.
Sellers in Florence need to hear the same thing clearly: new construction is your competition. Builder incentives, rate buydowns, and quick-move-in inventory set the terms a resale has to answer. We price with that sheet in front of us.

The Florence-specific questions to ask on any purchase
- CFD or special assessment. Anthem at Merrill Ranch carries a community facilities district assessment on the tax bill that pays for community infrastructure. It is a meaningful annual number, it is separate from the HOA, and buyers miss it. Get the full tax record, including the CFD line, before you compare a Merrill Ranch home to a home outside the CFD.
- Builder incentives versus resale. If you are buying new, the incentive sheet changes monthly and the lot premium, release timing, and rate buydown structure matter more than the base price. If you are selling resale, that same sheet is what your buyer is comparing you against.
- SR-79 and Hunt Highway. Traffic into Florence is a two-lane-highway reality in places. Country Thunder weekend and rodeo weekend are not normal traffic. Drive your commute, and if a big event week matters to you, know the calendar.
- Water and utilities by address. Town of Florence water serves much of Florence. Newer and outlying areas can differ. Confirm provider, and for land, confirm legal and physical water access in writing.
- Flood plain. The Gila River and its washes shape the land market south and west of town. Flood maps and elevation certificates matter here in a way they do not in most subdivisions.
