Most of the Florence home search in 2026 runs through new construction, and most of it sits west and northwest of historic Florence: Magma Ranch and its newer Magma Ranch Vistas series near San Tan Valley, Magic Ranch (including Oasis at Magic Ranch), and a set of active builder subdivisions along Arizona Farms Road and the Hunt Highway corridor. D.R. Horton, Starlight Homes, Meritage, Pulte, LGI, and Century Communities have all been active in Florence in recent series.

These neighborhoods compete on a simple offer: a new home, a warranty, and an incentive sheet, at a base price that undercuts a comparable resale in Queen Creek or Gilbert. The diligence is in the details the base price leaves out.

How to buy new construction here without overpaying

  • Register correctly on the first visit. If you want your own representation, we need to be attached to the purchase from the first sales office visit. Call before you tour a model, not after you have a favorite lot.
  • Compare total price, not base price. Lot premium, structural options, design studio selections, and the incentive structure (rate buydown versus price reduction versus closing costs) decide what the home actually costs. A lower base price with a large lot premium down a wash-facing street is not the same deal as it looks on the flyer.
  • Ask what phase you are buying into. Early phase in a community that will build for years means construction traffic and unfinished amenities for a while, in exchange for the lowest entry price the community will likely offer. Later phases cost more and live better on day one. Neither is wrong. Know which you chose.
  • Read the public report and the HOA budget. Arizona new-home purchases come with a subdivision public report. Read the sections on assessments, amenities timing, and who controls the association and until when.
  • Get your own inspection, including a pre-drywall inspection if timing allows. A warranty is not an inspection, and builder walk-throughs are not a substitute for your own inspector on a new build. This is even more true on quick-move-in homes that were finished before you arrived.

Resale competition note for sellers near this corridor

Daily life

You will do most shopping north in San Tan Valley and Queen Creek, or south in Florence and Coolidge. Magma Ranch's own pool and park handle a lot of the week for families. San Tan Mountain Regional Park and the Florence events calendar (Country Thunder in April, Junior Parada in November, the Historic Home Tour in February) are the local calendar anchors. SR-79 is your Phoenix route. Drive it at your commute time, including on a Friday, before you commit.

Good fit

First-time and move-up buyers who want a new home and a warranty at a Florence price point; buyers who qualify well and can use a builder rate buydown effectively; VA and FHA buyers, who are a large part of this corridor's market and should have the incentive sheet priced into the comparison from the start.

Look elsewhere if

You want an established neighborhood with mature landscaping and no construction (Merrill Ranch resales, Rancho Bella Vista in San Tan Valley); you want land and no HOA; or build timing and phase uncertainty do not fit your move date.

Is Magma Ranch in Florence or San Tan Valley?

Florence, in the corridor that flows into southern San Tan Valley. The communities sit close enough that residents use both towns. The parcel's jurisdiction, school assignment, and tax record are Florence / Florence Unified — verify by address for the specific community.
