Neighborhoods/San Tan Valley/Ironwood Crossing

The short version

Ironwood Crossing is the amenity-heavy option in northern San Tan Valley. Built by Fulton Homes at Ironwood and Ocotillo, it has about 20 parks, an aquatics center with a splash pad and a heated pool of roughly 7,000 square feet that is open year-round, a clubhouse, and a charter school campus inside the community. It also has one of the better commute positions in the valley, up Ironwood to the Loop 202 and State Route 24.

Families choose between Ironwood Crossing and Pecan Creek a lot. The difference is simple: Ironwood Crossing charges more in HOA and gives you a pool, an aquatics center, and more programmed amenities in return. Pecan Creek charges less and gives you parks and schools. Decide which monthly bill matches how you actually live.

Homes and lots

Fulton built a lot of family floor plans here: three to five bedrooms, a good number of them with a den or a loft, and larger lots than you find in some of the tighter northern subdivisions. Because the community has been built over many years, condition spreads widely. An original 2008 kitchen and a renovated 2023 kitchen in the same plan are different products and the sold data will show it.

Watch: pool equipment age on pool homes (a private pool on top of the community aquatics center is a choice, not a default need), and HOA transfer and amenity details at resale. Get the association documents early.

Current prices: Prices here move with the market, so this page does not post a number that will be out of date next month. Call or text 480-810-9255 and I will send you what has actually closed in Ironwood Crossing in the last 90 days.

Schools

District schools are J.O. Combs Unified: Ranch Elementary, J.O. Combs Middle School, and Combs High School are the schools commonly assigned. Legacy Traditional charter school operates a campus inside the community. School assignments change and are set by address — verify the assigned schools for a specific home before you write an offer.

Getting around

Ironwood north is your freeway route, and Banner Ironwood Medical Center is about seven minutes away on Combs Road. Queen Creek Marketplace and the Queen Creek retail corridor are close. This is as good as the commute gets in San Tan Valley without living in Queen Creek itself. It is still a surface-street drive to the 202. Time it at your hour.

Who Ironwood Crossing Fits

Good fit

Families who will use a community pool and aquatics center weekly in summer and do not want to maintain a private pool; buyers who want a charter school option inside the neighborhood; sellers with a renovated home, because you are competing with a lot of original-condition listings.

Look elsewhere if

The HOA amount bothers you more than the amenities are worth to you (Pecan Creek), or you want Florence Unified schools (most of southern San Tan Valley), or you want an acre lot with no HOA.

Common Questions About Ironwood Crossing

Is the Ironwood Crossing pool open year-round?

The community aquatics center pool is heated and has been marketed as year-round. Confirm current hours and season with the association.

District school or charter?

Both exist here. The assigned district schools are J.O. Combs. Legacy Traditional's Queen Creek campus sits inside the community and enrolls by its own process. Families choose between them for program reasons, not distance.

Does the HOA include water or trash?

Some listings have shown bundled services in certain phases. Do not assume it. Read the association resale documents for the specific home.
