What the Numbers Say
San Tan Valley and Florence recorded 270 sold listings in September 2026, down 7.22% from August and down 23.30% from September 2025. New listings totaled 456, down 8.65% from August and up 15.85% from a year ago. Active listings were 1,381, up 5.10% from August and up 13.66% from a year ago. There were 337 listings under contract, down 1.46% from August. Average days on market was 95. In the $250K–$500K range, months of supply was 4.48 (4.32 in August, 2.83 in September 2025) and the sold-to-list ratio was 99.2%, the same as August.
Brian's Take
More homes are coming on the market here, and fewer are selling. Active listings in San Tan Valley and Florence are up 13.66% from a year ago and new listings are up 15.85%, while closed sales are down 23.30%. That matches what I'm seeing with my own clients.
In the $250K–$500K range, months of supply is 4.48. A year ago it was 2.83. That number has kept climbing as mortgage rates have moved up. Freddie Mac's weekly average went from 6.95% to 7.03% in the back half of September.
The slowdown is sharper here than across the valley. Closed sales are down 23.30% locally against 15.55% for Maricopa and Pinal counties combined, and active inventory grew 13.66% here against 4.90%. More homes listed, and it's taking longer to sell through them.
