Pinal County Planners Recommend Terrible's Gas Station at Schnepf and Ocotillo Roads

The Pinal County Planning and Zoning Commission voted 9-0 on Sept. 17, 2026 to recommend a Terrible's gas station at the northwest corner of Schnepf Road and Ocotillo Road in unincorporated San Tan Valley, SanTanValley.com reported on Sept. 30.

The Project

  • Site: about 6.93 acres at the northwest corner of Schnepf and Ocotillo roads.
  • Components: a Chevron-branded gas station with a convenience store, a car wash and electric vehicle charging spaces, plus a medical office building on an adjacent lot.
  • Context: the reporting notes it would be the fourth Terrible's station in the San Tan Valley area.

What the Project Needs

  • A land use change in the San Tan Special Area Plan from Rural Living to Community Center.
  • A rezoning from Suburban Ranch to Community Commercial, recommended with 17 conditions.

What Happens Next

The commission's vote is a recommendation. The Pinal County Board of Supervisors makes the final decision. As of Sept. 25, 2026, no Board hearing had been scheduled.

Three special use permit cases were continued to the commission's Oct. 1, 2026 hearing (9 a.m., Pinal County Emergency Operations Center, 301 E. 11th St., Florence). Each also requires Board of Supervisors approval:

  • An 85-foot cell tower designed as a pine tree on Mountain View Church land on West Hunt Highway, about a quarter mile west of North Thompson Road.
  • A 74-foot cell tower designed as an elm tree on about 2.5 acres along North Ironwood Drive, about two-tenths of a mile from Ranch Road.
