Ironwood and Ranch Mixed-Use Project Brings Retail, Restaurants and a Medical Building to San Tan Valley
The Project
Scottsdale-based Diversified Partners is advancing a roughly 23.88-acre mixed-use development at the southeast corner of Ironwood Road and Ranch Road in San Tan Valley. The plan includes about 25,000 square feet of proposed retail space and an approximately 50,000-square-foot medical building, which is under contract with OrthoArizona.
Site Details
Planned features include multiple shop buildings, a hard-corner pad with drive-thru potential, two additional pad sites, and the medical building. Available spaces include inline retail, drive-thru opportunities, ground lease parcels, and build-to-suit options. Ironwood Road sees nearly 34,000 vehicles per day, according to Diversified Partners, and the site sits within a trade area the firm says includes more than 115,000 residents within a five-mile radius.
Nearby Retail Corridor
The development sits near an established retail corridor that includes LA Fitness, Chick-fil-A, Safeway, Dutch Bros and Starbucks, among other retailers, within a two-mile radius.
Timeline
According to the Arizona Republic, Diversified Partners expects to receive permits within the next three months, and construction is expected to begin by the end of this year.
