18-Acre Site Along Arizona Farms Road Sells for $2.7 Million in San Tan Valley
The Sale
An 18-acre property at Arizona Farms Road and Apollo Road in the unincorporated San Tan Valley area has sold for $2.7 million. Phoenix-based brokerage CRE8 Advisors announced the transaction; the seller, Christ the Victor Future Facilities, LLC, sold the land to Apollo 18, LLC in an all-cash deal. Rommie Mojahed, Kevin Smith and Lindsey Dulle of CRE8 Advisors represented the seller.
What's Planned
The buyer intends to develop the site with apartments or other multifamily housing, industrial space, and retail pads — smaller lots that can be sold or leased for individual stores or restaurants. According to CRE8 Advisors, the property is the closest commercial site to Hunt Highway along Arizona Farms Road and the first major development site heading east on the road. Arizona Farms Road is a main east-west route connecting Hunt Highway to State Route 79.
Growth Along the Corridor
CRE8's listing materials cite more than 17,000 housing units planned along Arizona Farms Road, and more than 35,000 within five miles of the site. The site sits one mile west of the planned Dobson Tech Park, which the brokerage describes as a future large technology campus projected to create about 1,000 construction and related jobs over the next decade. The Silver Cross development is already under construction nearby.
A Future Freeway Corridor
Arizona Farms Road also figures into long-range freeway planning. The Arizona Department of Transportation has designated the planned North-South Corridor — a proposed 55-mile route from Apache Junction to Interstate 10 — as State Route 505. The corridor's first segment would run from U.S. 60 to Arizona Farms Road, where an interchange is proposed. ADOT has not set a construction timeline or identified funding, and the study of that first segment is expected to finish in 2027.
Who Handles Approvals
The property lies in unincorporated Pinal County, outside the limits of the Town of San Tan Valley, meaning Pinal County — not the town — will handle zoning changes or development approvals for the site. The property currently carries the county's CB-1 business zoning.
