Gantzel Road Commercial Parcel Moves Toward a Zoning Vote
This is a follow-up to our July 2026 article, Neighbors Push Back at San Tan Valley's First-Ever Annexation Hearing, covering the town's first-ever annexation hearing for this parcel.
The 3.33-acre vacant parcel at Gantzel Road and Lone Star Lane — currently under Pinal County jurisdiction — has moved a step further into the town's annexation and rezoning process. At the Town of San Tan Valley Planning and Zoning Commission's Aug. 24 meeting, Community Development Director Gilbert Olgin presented the proposed annexation and commercial zoning change, describing it as the town's first commercial rezone. Annexation to the town is now pending.
According to the applicants, plans for the land envision a mix of retail, healthcare, and professional uses — including retail sales, personal and professional services, restaurants, medical offices, and dental clinics.
A Commissioner's Concerns
At the meeting, Commissioner Donna Hallman raised concerns about the broader picture beyond added sales-tax revenue, citing more than 30 years of familiarity with the area. She questioned whether the parcel and Lone Star Lane — a road she said cannot be widened — can safely support commercial ingress and egress, and urged the commission to move carefully.
What Happens Next
Once the land is formally annexed, the zoning change is expected to come before the commission for a formal vote this month.
