Both are great communities, but they have a different feel. Pecan Creek tends to attract buyers looking for a quieter, more established neighborhood. Johnson Ranch has more amenities — a golf course, multiple pools, and a stronger HOA presence. The right one depends on what you actually want in a neighborhood, and I've helped buyers choose between them enough times to walk you through it clearly.
In my opinion, yes — but it depends on what you're looking for. San Tan Valley still offers more space for the money than most parts of the Phoenix metro. Inventory moves, and there are still deals if you know where to look. I won't oversell it — there are some areas I'd steer you away from and others I'd point you toward.
